Unfortunately, the remodeling industry is not immune to some of the scams that pop up every so often. However, if you use good sense and take some basic precautions you can avoid becoming a victim of these deceptions.

One scam to be aware of and avoid is when a contractor calls or comes to your house and offers to do remodeling work at a price that sounds reasonable. You’re interested, but you can’t afford it. He tells you that it’s not a problem - he can arrange for financing through a lender he knows. You agree to let him go ahead with the project, and he begins work. After the contractor begins the work, you are asked to sign a bunch of papers.

The papers may have blanks that are not filled in or the lender may rush you through the process before you have time to read what you’ve been given to sign. You sign the papers. You realize later that what you signed was a home equity loan. The interest rate, and the points and fees you are being charged seem very high. To make matters worse, the work that was being done on your home is done poorly or isn’t completed, and the contractor, who may have already been paid by the lender, has very little interest in completing the work to your satisfaction.

To protect yourself from inappropriate lending practices:

Don’ts

Don’t agree to a home equity loan if you can’t afford it.

Don’t sign any document you haven’t read and understood

Don’t sign any document that has blank spaces to be filled in after you sign.

Don’t let anyone pressure you into signing any document you are not comfortable with.

Don’t deed your property to anyone without first consulting an attorney, a knowledgeable family member, or someone else that you trust.

Don’t agree to financing through your contractor’s lender without shopping around and comparing interest rates and loan terms.

Don’t agree to a loan which includes credit insurance or other extra products that you don’t want or need.

Don’t let the promise of extra cash up front or lower monthly payments get in the way of your good judgment as to whether the cost you will end up paying for the loan is really worth it.

Do’s

Do ask specifically if credit insurance is required. If it isn’t required, and a charge has been included in your loan and you don’t want the insurance, ask that the charge be removed from the documents. If you do want the added security of credit insurance, be sure to shop around for the best rates.

Do keep detailed records of what you have paid, including any billing statements and your canceled checks. Challenge any charges that you think are inaccurate.

Do read all items carefully. If you need an explanation of any of the terms or conditions, check with someone you know you can trust, such as a knowledgeable family member or an attorney.

Do consider all the costs of financing, including fees and closing costs, before you agree to a loan.

This natural look leads us onto the next big trend – the colour Green, especially in a leaf design. Green is calming and the perfect partner for all those florals. Now, green can be overpowering so be selective; a glossy green vase, a single green table or a feature wall would make a perfect accent for a room. Leaf designs can go anywhere from artwork to soft furnishings, and their greater subtlety makes them an easier option for getting the green trend into your home.

The final trend is also straight off the catwalk, and it is for those of you who love drama! Black and White graphic designs from stripes to 60’s op-art, checks to spots are the hot trend for the fashion focused interior. You could go for a mainly black interior and to make the room seem larger choose glossy accessories with white and green accents. Alternatively black accents in an all white interior will also be modern and dramatic.

I’m a Feng Shui consultant, and I wanted to share a few vignettes about “bedrooms I have known” (at least as a Feng Shui Consultant!) One of the more memorable ones went as follows: I was telling this woman that she should be careful of what she stored under the bed - especially if it had to do with ex-boyfriends, or anything bad or dangerous.

Well, we got on our hands and knees, and starting pulling things out from under the bed. Not only did we find a box with every letter her ex-boyfriend ever wrote, we found gifts he had given her, and (here’s the kicker) we found a SWORD under her bed! Along with this was a lot of dust, a board game called “Risk” and a few other goodies.
Needless to say, we were horrified.

Another time, I was doing consulting for a man in Boston, and he shared with me his propensity for stacking up piles of papers. I didn’t really get the full impact of what he was saying until he showed me his bedroom. On EVERY available inch of floor space, were these neatly stacked piles of papers. The only floor space showing was a tiny path for him to get into his bed. He also admitted that he probably hadn’t vacuumed in 7 years.

You know, people wonder why their lives are all screwed up. I’ve seen it all.
On another memorable gig, a woman was sleeping under a giant beam that basically cut her in two (energetically speaking). Add to this that she too had a sword on the wall - directly over her head - and guess what was in her relationship area? Dirty Laundry!

Then there was the time I found suitcases in someone else’s relationship area. I asked them, “Do you tend to have long-distance relationships that never work out?” “How did you KNOW?” They asked.
Like I said, I’ve seen some pretty crazy stuff out there.

Here are my parting words. Clean up your clutter, and remember ALL your senses when it comes to your bedroom. This means it should not only look good, smell good, and feel good, but if it does, you’re on your way to good Feng Shui.

When double glazing first became a popular window choice in the 1960s, most frames were made of aluminum. Aluminum remained the most popular choice for framing double glazing windows through the mid-1980s, when it held over 60% of the market. Since the introduction of PVC window framing, the market share of aluminum framed windows has dropped steadily. As of 2003, less than 17% of windows sold were aluminum framed. There are many reasons for the drop in popularity - and still some good reasons for choosing aluminum over PVC or wood frames.

The early popularity of aluminum was based on price and convenience. Aluminum was far less expensive than wood, the only other choice for window framing in the early years of double glazing. In addition, aluminum is easily extruded in the shapes and lengths needed to frame windows of any shape or size. It’s strong, durable and very close to maintenance free.

Aluminum frames do have one significant drawback, however. Aluminum is an excellent conductor of heat and cold. It’s such a good conductor, in fact, that in colder temperatures, frost often forms on interior surfaces of the windows close to the aluminum joints. The end result is windows that are significantly less able to conserve heat and energy than those framed in other materials.

PVCu was introduced in the mid-80s as a choice for framing double glazing windows, and immediately began to climb in popularity. When compared with aluminum frames, PVCu was less expensive, and more energy conservative. It can’t match the strength of aluminum, however, and there are security concerns with its use. In addition, the introduction of ‘thermal breaks’ reduces the heat conductivity (measured in U values) of aluminum framed windows significantly. By fitting a less conductive material between the panes of the window as a sort of ‘bridge’ between the glass, manufacturers can bring the U value of aluminum framed double glazed windows within conservation standards.

The main selling points for aluminum window frames, then, were:

1. Strength - aluminum framed windows are far less prone to warping. The aluminum withstands weather well, needs no painting and forms strong, rigid window frames that will fit for far longer than wood frames.

2. Cost - aluminum frames are far less expensive than wood frames. They are easier to manufacture, and the material is less expensive to begin with. On the other hand, the introduction of PVC has largely negated the advantage of cost. Far lower in price, and with more efficient heating, PVC has become the material of choice for framing double glazing windows.

3. Ease of maintenance - As opposed to wood, which is subject to warping and decay and needs repainting every 3-5 years, aluminum is virtually maintenance free. It never needs painting, doesn’t rot or warp, and is rigid and strong enough to bear the load of window lintels with minimal reinforcement.

4. Security - Because of the tight fit possible with aluminum framed double glazed windows, they were - and still are - the choice where security is a paramount concern. It’s very difficult to ‘pop’ an aluminum framed window from its frame if it’s properly fitted.

These days, Dolby is a household name. The infamous “DD” symbol can be found on almost every piece of modern audio equipment out there. This includes gaming consoles, HDTVs, home theaters, both home and car stereos, cinemas, and personal computers.

It all started in 1949 when a man named Ray Dolby went to work for Ampex Corporation part-time while still in high school. He worked on an assortment of ventures in correlation with audio instrumentation. He continued to work for Ampex while attending college at Stanford University. During this period, he branched off to unite with a small team of Ampex engineers who were determined to invent the world’s first video tape recorder. Dolby centered in on the electronic aspects of the project. The team succeeded with their introduction of this new technology in 1956. Ampex then sold its first video tape recorder for $50,000.

Dolby graduated from Stanford in 1957 and was awarded the Marshall Fellowship at Cambridge University, England. He studied at Cambridge for 6 years, earning a Ph.D. in physics. In 1965, Ray Dolby started his own company, Dolby Laboratories, Inc. His first product from this new and innovative company was identified as Dolby A-type Enoise reduction. It significantly reduced the amount of background noise or hissing sounds found in professional tape recording without jeopardizing the original content of the material being recorded. This was the beginning of the many advances Dolby would make in the complex world of audio compression and expansion.

Ray Dolby developed an ingenious method of noise reduction by separating soft signals from loud ones, then simply not processing those loud signals. He then split up the spectrum into several bands to avoid clashing or pumping, therefore generating white noise. This method would become integrated in numerous aspects of society’s rapidly growing fascination with electronic entertainment. Early on, consumers weren’t satisfied with the ‘flat’ mono sound ordinary radios and cassette players emitted. Everyone wanted to hear music in stereo.

This new sound also found its way into movie theaters. Dolby sound made its debut in the original recording of Star Wars, and continues to revolutionize the audience’s experience even today. The sound is both more spectacular and more natural at the same time. Because of this technology, even video games are more realistic; the sounds are more powerful as they are not only heard, but also felt. The sound is so tangible it is as if fantasy has in fact become reality. More people are staying home instead of going to movie theaters since Dolby surround sound was introduced into the home theater system.
